Houston, TXDescriptionIrvinton Village Apartments Apartments is seeking a driven and detail-oriented Assistant Property Manager with strong leasing and operational experience to join its onsite team.The ideal candidate will have previous experience working with HUD or affordable housing programs and understand the importance of accurate documentation, deadlines, and detailed recordkeeping.Key Responsibilities:2–3 years of HUD Project-Based Section 8/PBRA compliance experience Strong working knowledge of:HUD Handbook 4350.3HUD income and asset calculationProcessing Annual, Interim, and Initial certifications/recertificationsTenant selection and eligibility requirementsEIV requirements and proceduresHUD Model Lease and required HUD formsFair Housing and nondiscrimination requirementsVAWA requirementsCollect and post rental incomePrepare and deliver delinquency notices, three-day notices to vacate, and assist with eviction processesCommunicate with residents regarding renewals, notices, and move-outsActively participate in leasing activities and support occupancy goalsMaintain accurate and organized resident files and documentationAssist with general office operations, including phone coverage and resident correspondencePrepare security deposit refunds and chargesPost miscellaneous income and expenses, including NSF checks and vendor commissionsEnsure all lease files are current, complete, and compliantAssume Property Manager responsibilities in their absence, as neededRequirementsRequirements: Minimum 2-3 years of Affordable experience to include Public Housing, Project Based Section 8. The right candidate will possess strong oral and written communication skills as well as demonstrating strong organizational skills.
